Post-purchase real estate services

Utility Contracts

Monoro collaborates with the client to handle the transfer of utility contracts, such as gas, electricity, and water, into the client’s name, ensuring a smooth transition. If the contracts are closed, we arrange new ones. We also accompany the client to the local municipal office to register the tax code for waste services and explain how the waste management system works in Italy. If desired, we can assist with setting up telecommunication service contracts as well.

Notarized Real Estate Purchase Contract

After the notarial transaction in Italy, you will only receive a property purchase certificate. Obtaining the main notarized contract typically takes about 1-3 months in Italy due to the process of registering the transaction in the national registry, the payment of taxes by the notary, and waiting for confirmation from the state regarding the contract registration. Monoro ensures that after some time, we will organize the delivery of the full notarized contract, either in PDF or paper form.

Finding an Accountant

We assist you in finding an experienced accountant who will handle your IMU (Imposta Municipale Propria) property tax calculations and payments, especially if you purchased the property in Italy as a “second home.” This includes annual property tax assessments, ensuring that all tax obligations are correctly and promptly fulfilled.

Residency Application for First Home

If you’ve moved to Italy and purchased a home as your “primary residence,” we help you with the residency application. Through our partners, we ensure that all necessary steps are completed correctly and efficiently.
